Services
We will act as the main entity representing the Client’s interest.
We lead and coordinate the entire design process, including but not limited to the design team, engineering consultants, special service agencies, and other representatives related to the proposed project.
In addition, our work shall consist of site analysis, code research, and programming as the initial steps in establishing the project parameters. It shall also include meetings with the owner/client and various city agencies to better understand the interest of all parties as to the functionality of the project.
The Professional Services are intended to assist the Client in general planning, design, and permitting the Client’s desired improvement of the property.

Schematic Design
The Schematic Design Phase begins once the program is defined regarding the client’s needs and goals.
In this phase, the actual design process begins. It consists of defining the general lines of the project, the first layout of floor plans, the general massing of volumes, and the style. It also establishes the implantation of the building on the site and how the interior and exterior spaces interrelate.
Design Development
This phase consists of developing the schematic design of the previous stage. There will be meetings with the consultants to discuss the technical requirements over adjusted plans in CAD (floor plans, facades, and sections).
Building Permit Plans
This phase consists on the final production of architectural plans required for Building Permits, ready to begin construction.

We will monitor day to day activities of the sub-contractors and coordinate scheduling, materials, and equipment deliveries. We coordinate scheduling with engineers and Building inspectors. Discrepancies, field conditions, and requests for additional information will be handled and resolved.
